Cancellation, refunds and privacy.
The terms that apply when you reserve with us, and what happens to the details you give us. Written plainly, because you should not have to hunt for either one.
Cancellation and refunds
In plain terms, there are three windows:
- More than 30 days before arrival. Cancel and the full booking amount is refunded.
- Within 30 days of arrival. No refund is issued.
- The 24-hour grace period. If your arrival date was at least 14 days away when you booked, you can cancel free of charge within 24 hours of booking.
The exact wording
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 14 days away at time of booking.
Confirmed dates and requested dates
Our confirmed weeks, marked ★ in the booking window, are held and book instantly. Any other dates are a request: we call the resort as owners to check availability before anything is charged, because availability can change daily. A request is not a reservation until we confirm it with the resort.

Privacy and cookies
What you give us
This website does not ask for your personal details. When you book or request dates, you enter your name, email, phone and party details on our secure booking page, which is run by our reservations system, Tokeet. We use them only to arrange your stay, including with the resort, and to contact you about your booking. We do not sell them and we do not pass them to anyone outside the booking.
Payment details
Payment is taken on that booking page and processed by Stripe. Your card details go to the payment processor; this website never sees, receives or stores a card number.
Cookies and analytics
We use Google Analytics to see which suites and pages guests actually look at, and Google Ads to see whether our advertising brought you here. Between them they set two cookies on your device, _ga and _gcl_au, and tell Google which pages you viewed. Neither is ever sent your name, phone or email.
Nothing loads until you choose. Analytics stays switched off unless you accept it, and declining changes nothing about how the site works. You can change your mind at any time through Cookie choices, which is in the footer of every page.
